Having the proper roof installation

Evaluating your Contractor

When receiving bids for your new roof ,consider RCIA  to Specify your new roof and Identify  properly credentialed contractors suited to perform the requirements of your project and recognized for quality to bid your roof system. We provide on site installation oversite as well as follow-through to receiving your warranty documents.

Know who is on your roof

In many cases there are multiple tradesmen on your roof. Be sure to have a log or at least keep a calendar of tradesmen who have accessed your roof. You can have a good performing roof assembly and it only takes an inexperienced worker to do damage to your roof.

Roof Maintenance

Consider a Roof Maintenance contract. An important aspect of a roofs performance. A roof maintenance contract depending on coverage may require 2-4 visits per year to evaluate maintenance items that need attention. AC units should have condensate lines run to the drains or gutter. All pipes ,penetrations , curbs and metal flashings should be inspected for maintenance needs. Inspect roof for any wind damage following an extreme weather event. Count on RCIA to establish a maintenance program.

General Moisture Considerations

Evaluate HVAC conditions

HVAC systems with improperly sealed ducts can in the winter leak forced warm air into a cold space and in the summer leak cold air into a warm space causing condensation and moisture damage to the structures interior.

When contracting a repair

Any reputable company servicing your roof in a repair situation should supply before and after photos of the items in need of attention or repairs completed.

Leak investigations

We are experienced at finding the source of the leak. Count on RCIA to investigate your leak source. Another way to identify moisture in your structure is to perform a deck moisture scan.

Epdm Roofing Systems

Add a description about this category

EPDM Ethylene Polymer Diene Monomer Single Ply system

EPDM systems are a membrane type system normally thicknesses of .045 and .060 measured in thousandths  Most commonly used are  these systems produce a considerable amount of heat average rooftop temps on a 100 degree day could reach 160-180 degrees Warranties on these systems available Systems may be fully adhered, mechanically attached or ballasted. Many building owners will consider a TPO White membrane system in lieu of EPDM.Solar reflectance of TPO can reduce rooftop temperatures 70+ degrees

PVC Poly Vinyl Chloride

High performing membrane roofing system ,White Solar Reflective systems ,045 and .060 thicknesses These systems may be fully adhered, or mechanically attached

BUR Roofing Systems Redundant ply

Roofing system consists of double layer roofing insulation and 4 plies of fiberglass mat installed using hot asphalt as a inner ply bonding agent

SBS Styrene Butadiene Styrene Asphalt Rubberized Roofing Systems Redundant

Roofing system consists  either 1 or 2 plies of protection thicknesses average approximately 160 -180 mils for single ply and 300 mils for a dual ply system. Application technique could range from Torch applied, Self Adhered ,Hot mop applied as well as cold adhesive application

Hot Rubberized Asphalt

Rubberized Asphalt Roofing Systems consist of a liquid applied rubberized asphalt squeegee applied typically in two coats totaling 120 mil thickness encapsulating a reinforced scrim.

Importance of proper slope

Proper slope is critical in the performance of a roofing system. A flat roof needs proper slope in able for it to perform or shed water. Without slope and lack of drainage a roof system will experience freeze thaw in the winter. Ponding water will break down the seam integrity. Industry standard of 1/4" per foot for proper roof slope is set forth by NRCA. Manufacturers do not typically cover damage from ponding water or lack of slope.

Roof insulations

Insulations for roofing are available in several choices. Most common and may vary depending on the system specified is Isocyanurate board also referred to as Iso board. Iso insulation can be found in many specifications. Many specs will contain Iso in a double layer configuration with a recommendation to stagger the joints for better insulating efficiency. Iso tapered systems seem to be most common.

Silicone Systems

These high performing roofing systems are extremely durable and  meet most industry solar reflective standard.Offered in as many a five colors, only white will meet any SR standards. The key to a sucePrep,PrePrep. The key to these systems are proper bond. All contaminants must be cleaned and the roof properly dried before application. Proper application rate averages 2.5 gallons per sq.

When your roof has reasonable slope and has been maintained, would be the ideal consideration for these systems
