There are a few factors which determine a roof short cycling or the need for replacement ahead of it's life cycle. Improper balance of asphalt and fillers. Too much filler will cause the shingle to stiffen and crack, This is rare. Too little filler, This will cause the shingle to be too soft and scuff easily meaning the granules will shed too easily and will not be able to withstand the extreme summertime rain cycles as well as winter freeze-thaw cycles. This is the most common defect.
Warranties can be difficult to understand. Manufacturer's typically will allow a 1 time warranty transfer to a new homeowner and will require transfer which usually can be done through the manufacturer site . If purchasing a home it is important to know the age of the roof as well as the manufacturer warranty duration. Please contact us for further information if you are unsure of your warranty status.
Choose a local contractor that is qualified as a manufacturer credentialed applicator. Have them offer a complete engineered roof system utilizing all of the manufacturer components. For a properly credentialed contractor, using these components will qualify a homeowner for a better valued warranty on their roof that can grow in value over time instead of a rapidly shrinking warranty coverage of the standard limited warranty.
Pre-mature black streaks usually show on the north side of the roof. In many cases this condition can be attributed to lack of sunlight which will maintain moisture on the roof and create perfect conditions for the airborne mold caused by blue-green algae. There are very few shingles that can provide black streak resistance for more than 15 years.
Moisture present in the attic space can cause your shingles to fail prematurely. When considering a roofer, interview them, They should be interested in what is happening in your attic and in your structure and should be offering to do an attic inspection. Be sure they do. If not they cannot correctly determine your ventilation needs. Signs of moisture in your attic could show as black or green mold ,Rusted nail points from your past roof installation.
Most roofers do use sub-contractors. Generations of the old school roofers are long gone. Subs have been in our market so long these business owners are now retiring and the new generation are now running the company. These sub-contractors in most cases have been working for the host companies and are like family. I agree. I have been training these companies for many years . Now I am training their children. Interview your contractor to assure you are getting the best crew installing your roof.
Asphalt shingles are the most reasonably priced choice for a roof replacement, The key to a good performing asphalt roof is removal of the existing roof proper deck inspection, proper ventilation . The two typical roof types are a traditional 3 tab roof. Three tab roofs typically offer a clean uniform look not rated for high winds. If this is the look you prefer, consider a 4 tab 110 or 130 mph wind rated roof. You can maintain the clean uniform look with much higher wind resistance.
The most popular shingle sold today is the Architectural or Dimensional shingle. This shingle provides typically 110 mph wind resistance or 130 depending on application .The appearance is considered a random shake look. These roofs do not normally have a great appearance on lower sloped roofs especially if the home is elevated on a hill. Consider consulting with RCIA to help identify the proper choice.
After addressing many aesthetic complaints over the years. It seems there is no perfect roof deck, Variation in lumber will play an important role. Minor dips and waves are in every roof. Some are less noticeable any contractor would have limited success at fixing them. They are in the structure. Once you notice them , you can't un-notice them. This is the importance of the contractor reviewing the roof before replacement with you.
Roofing is heavy construction. Prepare the inside of your home ,China in cabinets should be laid flat, Paintings precious paintings portraits should be removed from the wall. The roof construction is a lot of vibration, banging thumping dust and dirt. Heavy construction can wear on your nerves. Consider a day of shopping or a day away. If concerned, Consider RCIA overseeing your installations.
If moisture is present in your attic space ,the only way to properly address this condition is for your contractor to add proper ventilation.. Once completed this may not necessarily solve all of the moisture issues. It may be necessary to hire a remediation expert. All bath fans or any source of warm moist air venting into the attic space must be vented to the exterior of the roof system.
Many homeowners are interested in the clean appearance of metal roofing .There are two types of metal roofing. Agricultural typically in the past seen on sidewalls and roofs for barns, These panels when installed on a roof have on average 70 fastener penetrations per sq or per 100 sq feet. The integrity of your roof is reliant on 70 neoprene gaskets or washers not leaking. Many contractors will install over your existing shingles. If you had leaks in your roof, Why cover it for another 30+ years
The preferred metal roof choice would be an Architectural Standing Seam Metal roof with no exposed fasteners This metal roofing depending on the degree of difficulty in the structure could cost as much as 3-3 1/2 times the installed cost of an agricultural exposed fastener panel previously mentioned with a much better finished look and better performance characteristics. In metal roofing a standard complaint is oil canning or a distortion caused by expansion and contraction.
